Bitcoin-Backed Mortgages: A New Frontier in Housing

In a groundbreaking development amidst the ongoing housing crisis, Block Earner has launched Australia’s first bitcoin-backed mortgage. This innovative approach provides an alternative route to property ownership without necessitating the sale of cryptocurrency assets. The initiative follows a pivotal court decision that clarified Block Earner’s crypto loans do not fall under traditional financial regulation.

Navigating Regulatory Landscapes

Previously, the Australian Securities and Investments Commission (ASIC) sought to mandate licensing for Block Earner’s offerings. However, the court ruled these products exempt from existing financial services legislation. This legal victory sets the stage for more flexible financial products leveraging digital assets.
The loan scheme involves securing borrower funds via Fireblocks’ platform, using Bitcoin as collateral for fiat currency loans covering up to 50% of a property’s value. Complementing this setup is a conventional mortgage structure.

Rethinking Creditworthiness

Block Earner’s new product introduces an alternative underwriting model that evaluates creditworthiness beyond traditional income and savings metrics. It incorporates borrowers’ digital asset portfolios into risk assessments, providing a comprehensive picture of their financial health.
Experts note parallel movements in the United States toward similar integrations of cryptocurrency into housing finance. By June 2025, proposals from the Federal Housing Finance Agency (FHFA) suggest Fannie Mae and Freddie Mac should consider digital assets on regulated exchanges when assessing risks.
Moreover, discussions within the U.S. House of Representatives focus on legislation permitting cryptocurrencies as part of borrowers’ financial profiles.

Addressing Housing Crises with Innovation

Both Australia and the United States are grappling with severe housing shortages and affordability issues. In Sydney, property prices are nearly 14 times average incomes; meanwhile, U.S. home prices have climbed to a median $420,000 amidst rising homelessness rates not seen since 2007.
Interestingly, while fiat-based real estate values surge, properties priced in Bitcoin have become comparatively more affordable due to an impressive 84% increase in Bitcoin’s value over the past year.
As Bitcoin surpasses even global giants like Amazon in market valuation—becoming one of the world’s top five most valuable assets—its role in reshaping traditional industries like real estate becomes ever more pertinent.
This revolutionary shift towards integrating cryptocurrency within housing finance reflects broader trends across global markets where digital currencies continue to redefine economic landscapes by offering novel solutions to age-old challenges like housing affordability and accessibility.
